Property Inventory

A property Inventory is a detailed, unbiased report of the current condition of the property on the inspection date, carried out by a professional inventory clerk. The report includes the fixtures and fittings, contents, and the meter readings of the property. The report is signed by the inspector and tenant.

 

Check-In

At check-in we can arrange to meet the tenants at the property. This can be done before on the start date of the tenancy. We will go through the inventory report with them and obtain their signature. We will also take the meter readings and agree these with the tenants. We can also report and carry out the property key release should you require us to do so.

Interim or mid-term inspection

When the property is let, it is essential for the landlord to ensure things are running as smoothly as possible. The landlord and tenant can benefit from our interim reports service which can be undertaken during the tenancy. This can be scheduled at an appropriate interval to suit your requirements. An interim or mid-term report will detail the changes in the condition of the property and the fixtures and fittings, alerting the landlord to any damage that may have occurred since the last inspection or move in. The interim report can also include faulty items, mistreatment of furniture or carpets, or overcrowding at the property.

By dealing with any such things early on in the tenancy, the landlord can reduce their liability and take necessary steps to resolve matters in order to avoid unexpected and costly problems which may become worse during the remainder of the tenancy period.

Check-Out

The check-out is a visit by the inventory clerk to the property at the end of the tenancy period, either with or without the tenants present. The property is checked thoroughly and a report is compiled on the differences between the present condition of the property and the described details on the inventory report prior to the tenancy start date. The report lists any items that are now broken, damaged, or missing from the property, along with the general condition and cleanliness. We can also report and accept the key return from the tenants if required.

As a landlord do I need these services?

The simple answer yes; without an inventory, how will you ever prove the condition of your property? If you had a deposit dispute with the tenants, or had initiated eviction proceedings and would like to claim your damages, the inventory will present the condition your property was in prior to letting. The interim inspection is necessary for an on-going condition report of the property, and the move-out can help in determining the condition from the start of tenancy to the move out of the tenants.
