Energy Performance Certificate (EPC)

The Energy Performance Certificate is required whenever a property is built, sold, or rented. You must have a valid EPC for potential buyers and tenants before you market your property to sell or to rent. The EPC contains information about the energy performance of your property. The Energy Performance Certificate gives the prospective tenant information about adequate energy levels at the property.

The certificate is valid for 10 years and copies are submitted to the EPC register managed on behalf of the government.


New Energy Efficiency Regulations

  • As of April 2018, if your rented property has an EPC rating below E, you cannot let your property or renew an existing tenancy. If you continue to rent your property with an EPC rating of E or below, the government will fine you up to £5000 for non-compliance
